Dubai Prepares for the Next Stage of Tokenised Property Resales
Dubai Land Department’s next tokenisation phase schedules secondary trading for 20 February, introducing a new chapter in the city’s digital property market.
Dubai’s digital property market is preparing for another step forward. Gulf News reported on 9 February 2026 that Dubai Land Department had announced Phase II of its Real Estate Tokenisation Project, with secondary trading scheduled to begin on 20 February.
A Planned Resale Stage for Property Tokens
The report said approximately 7.8 million real estate tokens would be available for resale within a controlled pilot. The next phase is intended to test trading operations, transparency and investor protection before wider expansion is considered.
As of this article’s 15 February date, that trading start remains ahead. The announcement is a scheduled development, rather than evidence of completed secondary transactions or established resale demand.
Digital Participation and a Home Purchase Are Different
Tokenisation divides ownership interests into digital shares. Buying an interest through a participating platform is a different proposition from selecting an entire apartment for personal use. Our reading of the announcement is that these choices deserve separate explanations, even though both sit within the wider real estate sector.
For someone planning a move, the practical conversation still starts with the home itself. Room sizes, storage, natural light, shared facilities and the surrounding neighbourhood remain central. A new transaction format cannot answer those lifestyle questions.
Technology Adds to the Property Conversation
Our earlier report on digital property sales through Dubai Now looks at another change in the transaction journey. Together, the stories show why readers should distinguish the type of property interest being offered from the technology used to process it.

The Next Milestone Is the Trading Launch
The story to follow after 20 February is how the announced resale process operates in practice. Until then, the February update offers a defined next step for property technology, alongside the continuing importance of clear information about individual homes.
