Dubai Reports AED 252 Billion in First-Quarter Property Transactions

Dubai’s first-quarter property figures show transaction value rising 31 per cent year on year, with new investors adding to the market’s participation base.

Dubai has released a broader picture of its property market’s opening quarter. Gulf News reported on 9 April 2026 that real estate transactions reached AED 252 billion in Q1, citing Dubai Land Department figures released through the Dubai Media Office.

Transaction Value Rises Faster than Volume

The reported value increased 31 per cent year on year, while transaction volume rose 6 per cent to 60,303. The investor base reached 48,448, including 29,312 new investors. These measures describe different parts of market activity and should be read separately.

In particular, an increase in total transaction value is not the same as an equivalent rise in the price of every home. Transaction mix, property type and the size of individual deals all matter when moving from a citywide number to a specific residential comparison.

New Participation Broadens the Industry Conversation

Our interpretation is that the new-investor figure makes the quality of property information especially relevant. Readers entering the market need clear explanations of the home, the development and the location, alongside the wider statistics that first attract their attention.

A useful project introduction should help someone understand the layout, shared spaces and neighbourhood setting before moving into the details of availability. Strong market activity is a starting point for research, rather than a substitute for that process.

Compare Locations at Residential Scale

For readers exploring coastal living, Dubai Islands and Seaside by Prestige One provide a destination and project to consider together. Meydan City and The Waterway offer a different residential setting.

The comparison becomes more useful when it considers the actual home and its everyday surroundings. Neither location’s future performance can be established from a single quarter of citywide transactions.

Keep the Reporting Period Clear

This April release covers January to March; it is not an April sales result. Our January article on resident investors and home ownership provides earlier context for the people participating in the market. Reading the two together connects market scale with the longer-term discussion about living in Dubai.
