Dubai Starts 2025 with Record Property Sales as JVC Draws Buyer Interest

Dubai entered 2025 after AED 522.1 billion in property sales during 2024, with JVC’s apartment market highlighting demand for established residential communities.

Dubai entered January 2025 with a record year of property sales behind it. According to Khaleej Times reporting on 2 January 2025, property sales in 2024 reached AED 522.1 billion across 180,900 transactions.

Record Sales Set the Backdrop for Dubai’s Property Market

The report showed activity across both developer sales and resales. First sales from developers reached AED 334.1 billion, while resales totalled AED 188.1 billion. These are property sales figures, rather than a measure of all real estate procedures or the number of homes completed.

Apartments accounted for 141,168 sales worth AED 260.6 billion, with transaction volume rising 42 per cent year on year. The figures placed apartment development firmly within the story of Dubai’s expanding residential market as 2025 began.

Jumeirah Village Circle Attracts Apartment Buyers

Within that wider market, Jumeirah Village Circle stood out for its mix of new and existing homes. A separate Khaleej Times report published on 8 January 2025 put the community’s 2024 property sales at AED 16.6 billion.

The report recorded AED 11 billion in off-plan developer sales across 11,234 transactions in JVC. It also identified competitive prices, connectivity and community living among the factors attracting buyers. Those characteristics give the district a residential identity beyond its transaction totals, bringing location and everyday living into the discussion alongside new development.

Residential Projects Connect the Market Story to Local Communities

Prestige One’s The Residence in JVC and Vista in Dubai Sports City provide examples of residential projects announced before this January 2025 market update.

Middle East Construction News reported their launch in May 2023. Its coverage described Vista as a 140-unit development and The Residence as a building with five upper floors and a roof deck. These earlier launches show how developers were bringing new apartment schemes to both communities before the record 2024 sales figures were published.

Construction Progress Remains a Separate Measure

The January reports describe a busy market, but sales activity and construction delivery are not interchangeable. An off-plan transaction records a purchase before completion, not a finished home. Looking at market activity alongside project progress gives a more complete picture of how new residential supply takes shape.

As 2025 begins, the record sales figures provide a strong historical backdrop rather than a guarantee of future prices or returns. The next chapter depends on how demand, available supply and the delivery of new homes develop across individual communities.
