Dubai’s New 80km Road Corridor Sets the Stage for Future Urban Growth
Dubai’s planned 80km New Fourth Corridor will strengthen inter-emirate connections and support the city’s next stage of urban growth.
Dubai has approved a major new road corridor designed to support the city’s continued growth and strengthen connections between neighbouring emirates.
According to the official announcement published on 16 September 2026, the New Fourth Corridor will extend approximately 80 kilometres, connecting Al Faya Road in Abu Dhabi with Al Shanouf Road in Sharjah.
A Fourth Strategic Road Corridor for the UAE
The project will become the fourth strategic road corridor connecting the emirates, following Sheikh Zayed and Al Ittihad Road, Sheikh Mohammed bin Zayed Road and Emirates Road.
Planned in two phases, the full corridor will include 72 bridges, 17 tunnels and 45 stormwater drainage culverts. It will also connect with major infrastructure, including Al Maktoum International Airport and the Etihad Rail route, while passing through several residential and development areas.
How the Two Development Phases Will Connect
Phase One: Sharjah to Dubai-Al Ain Road
The first phase will cover approximately 30 kilometres between Al Shanouf Road and Dubai-Al Ain Road. It will include 12 lanes across both directions and upgrades to several important intersections. According to the official announcement, this phase is planned to reduce journey time along the route from 35 minutes to 14 minutes.
Phase Two: Extending Towards Abu Dhabi
The second phase will extend approximately 50 kilometres from Dubai-Al Ain Road towards Al Faya Road in Abu Dhabi. Together, the two phases are intended to improve long-term traffic capacity, support logistics movement and reduce pressure on existing urban roads.
What Better Connectivity Means for Dubai Real Estate
For Dubai’s property sector, major transport projects provide important context for how the city is preparing for future development. Better road connections can make movement between communities, workplaces and important destinations easier. They can also support the growth of new areas as Dubai continues to expand.
However, an infrastructure announcement should not be treated as a guarantee of higher property prices. The appeal and performance of any property still depend on several factors, including its exact location, development quality, surrounding community, supply and individual market conditions.
Understanding the Wider Setting of a Home
Location and connectivity are important considerations when choosing a home. The Prestige One Destinations section introduces the different communities where its developments are located, helping readers understand the wider setting of each address.
Explore Meydan City and The Waterway by Prestige One as one example of reading a neighbourhood and its homes together. These links provide residential context; they do not imply that the development sits on the new corridor or benefits from the announced journey-time reductions.
Dubai’s New Fourth Corridor reflects a wider approach to urban planning: building the connections needed to support movement, development and quality of life as the city grows. Our earlier Dubai infrastructure update places the announcement within the city’s broader transport investment.
