
Dubai’s Foreign Investment Growth Puts Business Space and Housing in Focus
Dubai attracted AED 40.4 billion in estimated FDI capital in H1 2025, bringing business space, connected housing and job creation into focus.
Dubai recorded strong foreign investment growth during the first half of 2025. According to figures published by the Government of Dubai Media Office, the emirate attracted an estimated AED 40.4 billion in foreign direct investment capital, an increase of 62% compared with the same period in 2024.
The number of announced FDI projects also increased by 28.7%, reaching 1,090 projects. These investments were associated with an estimated 38,433 jobs, representing an increase of 46.7% from the first half of 2024.
Dubai also ranked first globally for headquarters FDI projects, with the number rising from 20 to 32. Investment was recorded across several sectors, including business services, construction, retail, logistics, manufacturing, technology and financial services.
For the property market, these figures bring business locations and connected housing into focus. As more companies establish or expand their operations, well-connected office space may become more important. Residential communities near business districts, transport links and everyday services may also receive greater attention from professionals who want to live closer to where they work.
However, foreign investment does not automatically increase office demand, housing demand or property prices. Real estate performance depends on many factors, including location, available supply, infrastructure and wider market conditions. FDI growth is an important economic signal, but it does not guarantee a specific property outcome.
